Changjiang Securities purchases Wuhan Oceanwide Incubation Centre

7月11日：长江证券发布公告称，2021年7月8日，公司与武汉中心大厦开发投资有限公司签署资产转让协议。本次交易标的是位于武汉的泛海创业中心大厦地上35层、地下3层建筑和其他公共区域，以及配套设施设备。该大厦的购买总价款是人民币9亿元。

On 11 July: Changjiang Securities Co.,Ltd. issued an announcement on signing an asset transfer agreement with The Centre Building Company of Wuhan. The subject of this transaction is the 35 floors above ground, 3 floors underground of Oceanwide Incubation Centre and other public areas, as well as auxiliary facilities. The total consideration of the Building is RMB900 million.

铁狮门向字节跳动转让上海办公项目

Tishman Speyer transfers Shanghai office project to ByteDance

7月6日：铁狮门公司宣布向字节跳动转让上海尚浦领世正在开发的总面积约19.5万平方米的办公项目，除此之外，字节跳动还租赁了约4.2万平方米的办公空间。字节跳动计划将其区域运营中心落户于此，占据四栋4层至29层不等的办公楼。

On 6 July: Tishman Speyer announced it has closed a transaction with ByteDance to sell a 195,000 sqm of office space which is under development at The Springs in Shanghai. Besides, ByteDance leased a 42,000 sqm of office space at The Springs. ByteDance will establish its regional headquarters in four new buildings there, which range from 4 to 29 stories.

京投发展拟出售北京西华府大厦及西贵园部分项目

MTL plans to sell part of Xihuafu Tower and Xiguiyuan Building in Beijing

7月6日：京投发展股份有限公司发布公告称，控股子公司京投银泰置业拟出售西华府大厦及西贵园项目办公、部分商业用房及车位，出售给北京市基础设施投资有限公司或其全资子公司，并拟就本次交易签署相关协议，目标物业总交易价款（含税）约为人民币16.72亿元。

On 6 July: Metro Land Corporation LTD announced that its holding subsidiary, MTL Yintai Real Estate planned to sell part of Xihuafu Tower and Xiguiyuan Building to Beijing Infrastructure Investment Co., Ltd. or its wholly owned subsidiary and intended to sign agreements for this transaction. The selling area including office, retail and parking spaces. The total transaction price (including tax) of the target property is approximately RMB1.672 billion.

天健集团转让酒店股权

Tagen Group transfers equity in a hotel

7月5日：深圳市天健（集团）股份有限公司拟在深圳联合产权交易所公开挂牌转让全资子公司海南天健威斯特酒店有限公司100%股权，挂牌价格为人民币2,905.71万元。该酒店位于海南省万宁市兴隆旅游度假区，于1998年投入运营。项目总占地面积为6,667平方米，产权建筑面积为6,682.16平方米。

On 5 July: Shenzhen Tagen (Group) Co., Ltd. intends to publicly transfer 100% of its wholly-owned subsidiary, Hainan Tianjian Weisite Hotel Co., Ltd., on the Shenzhen United Assets and Equity Exchange, with a listing price of RMB 29,057,100. The hotel is located in Xinglong Tourist Resort, Wanning, Hainan Province, and has been operated since 1998. The total land area of the project is 6,667 sqm and the entitled GFA is 6,682.16 sqm.

华平投资与锦和集团成立资管平台聚焦北京上海城市更新

Warburg Pincus targets Beijing and Shanghai redevelopment projects with Golden Union

7月2日：上海锦和投资集团有限公司与私募股权投资机构华平投资宣布，双方共同成立锦和资产管理有限公司，是国内集投资并购、开发改造、运营及资产管理于一身的专业平台，现致力在北京、上海城市更新与再开发领域发展其资产组合。该平台现有资产管理规模超过人民币150亿元。越都荟是该平台在北京收购的第一个项目。

On 2 July: Shanghai Golden Union Group and the private equity giant Warburg Pincus announced that they have set up Golden Union Assets Co.,Ltd. It is a platform aiming to pursue further urban renewal projects in Shanghai and Beijing through acquisition, repositioning, management and operation of underutilized assets. At present, Golden Union Assets has the assets under management of over RMB15 billion. InSpace is Golden Union’s first acquisition project in Beijing.

7月8日：蔡屋围城市更新项目进入动工阶段。该项目位于罗湖区桂园街道，包含清庆村、南村、新围村等区域。项目实施主体为京基地产，项目更新土地面积为336,760.5平方米，总建面约为273万平方米。

On 8 July: Caiwuwei Urban Renewal Project commenced the construction stage. The project is located in Guiyuan Street, Luohu District, and includes Qingqing Village, Nan Village, Xinwei Village, etc. The contractor of the project is Kingkey Real Estate. The renewal land area of the project is 336,760.5 sqm and the total GFA is approximately 2,730,000 sqm.
