三、苏州限贷政策:
在以前,苏州贷款首付比是358,即首套房首付最低3成,二套还清首付最低5成,二套未还清首付最低8成。
为保证刚性及改善购房者的合理住房要求,苏州首付比于去年实现两连降!
先是2022年8月,二套房首付比还清,从5成调为3成;未还清从8成调为6成。同年12月28日再次下调,二套房未还清首付比,从6成调为4成。
大白话就是:现在要买二套房,名下无房贷,贷款首付比最低3成;有房贷,贷款首付比最低4成。
四、公积金贷款纳入征信
值得注意的是,从2023年1月1日起,住房公积金个人贷款信息将纳入征信系统。
众所周知,之前苏州公积金贷款是不纳入征信,如果用纯公积金买房,不上征信报告,不影响再次购房的商业贷款首付比,仍可以算首套房贷。
现在,公积金贷款不仅要查个人征信,而且还要体现在征信报告中,会直接影响首付及利率,即用公积金买过房,再用商业贷款买房算二套。
