1、购房条件:

非本市户籍居民家庭,在苏州姑苏区、相城区、工业园区、高新区、吴中区范围内申请购买第1套住房时,应提供自购房之日起前3年内在苏州市范围内连续缴纳6个月个人所得税缴纳证明或社会保险(城镇社会保险)缴纳证明(2022年5月11日起实施)。

此前外地户籍在相城购房除6个月社保或个税外,还需600积分,现积分取消。

只要6个月社保即可在相城买房,该政策无官宣,现已执行。

2、限购范围:

限购区域:园区、新区、姑苏、相城、吴中

不限购区域:常熟、张家港;

外地户籍首套房不限购区域:吴江、昆山、太仓。

2、限购套数:

本地户籍:居民家庭最多可购买3套房

外地户籍:居民家庭最多可购买1-3套房

外地户籍认定为人才家庭,或有人才编码的,等同于本地户籍,可买3套,具体咨询所在区人社局了解。

上海、嘉善户口可在吴江汾湖买3套房;外地人卖掉首套房后,2年内无需社保或个税可复购1套。

二、苏州限售政策

1、限售范围:

限售区域:苏州市区(姑苏、相城、吴中、新区、园区、吴江)

不限售区域:昆山、常熟、太仓、张家港

2、限售时间:

新房:取得不动产证满2年方可转让

二手房:不限售

注:家庭若有新出生人口(二孩及以上),出让房屋时不受限制。

三、苏州限贷政策:

在以前,苏州贷款首付比是358,即首套房首付最低3成,二套还清首付最低5成,二套未还清首付最低8成。

为保证刚性及改善购房者的合理住房要求,苏州首付比于去年实现两连降!

先是2022年8月,二套房首付比还清,从5成调为3成;未还清从8成调为6成。同年12月28日再次下调,二套房未还清首付比,从6成调为4成。

大白话就是:现在要买二套房,名下无房贷,贷款首付比最低3成;有房贷,贷款首付比最低4成。

四、公积金贷款纳入征信

值得注意的是,从2023年1月1日起,住房公积金个人贷款信息将纳入征信系统。

众所周知,之前苏州公积金贷款是不纳入征信,如果用纯公积金买房,不上征信报告,不影响再次购房的商业贷款首付比,仍可以算首套房贷。

现在,公积金贷款不仅要查个人征信,而且还要体现在征信报告中,会直接影响首付及利率,即用公积金买过房,再用商业贷款买房算二套
