If there are two or more children (at least one of whom is a minor), two additional residential units can be purchased.

Purchase restrictions for non-Shanghai residents on the Chinese mainland:
大陆非上海户籍限购政策:
Families from the Chinese mainland who are not registered in Shanghai are limited to purchasing one residential property in the city. Families with multiple children can purchase an additional residential property.
1、大陆非上海户籍家庭,在本市限购 1 套住宅,多子女家庭可增购 1 套住宅;
(1) If the purchased residence is located within the outer Ring Road, it is necessary to provide the social security or personal income tax returns (referred to as "personal income tax returns") of either spouse who has paid normally for a cumulative period of 36 months within 39 months prior to the date of online signing.
(1)所购住宅地处外环以内的,须提供网签之日前夫妻双方任意一方 39 个月内累计正常缴纳满 36 个月的社保单或个人所得税税单(简称“个税单”);
(2) If the purchased residence is located outside the outer Ring Road, either spouse must provide a cumulative and normal payment record of social security policies or individual tax returns for at least 12 months within 15 months prior to the date of online signing.

2. 2、大陆非上海户籍单身人士,在本市限购1套住宅(外环以内新房限购),有2个及以上子女(至少有1个未成年),可增购1套住宅;

(2) If the purchased residence is located outside the outer Ring Road, a social security policy or personal tax bill with normal payment for a cumulative period of 12 months within the 15 months prior to the date of online signing must be provided.

3. Non-resident families or single individuals with non-Shanghai household registration who sell all their residential properties in Shanghai and complete the transfer of ownership after May 28, 2024, can purchase new houses under the policy of replacement purchase without having to verify the proof of social security or individual income tax payment.
