PROJECT BACKGROUND
Built in 1965, the Phase III Residential Building of Financial Streetis located on Avenida Central España, a major commercial, historical, and traffic artery in Panama City, adjacent to the bustling areas of Bella Vista and El Cangrejo. The building has seven floors: the ground floor for commercial use, and the upper six floors for residential use (two apartments per floor, each approx. 128 m²). Its C-shaped plan encloses an inner courtyard, with external corridor balconies connecting the units. From the main street perspective, the building appears solid and square, with relatively small windows. Due to prolonged exposure to extreme weather conditions and lack of maintenance, the façade suffers from peeling coating and surface damage, compromising both appearance and structural safety. Systematic renovation and renewal are urgently needed.

Panama's Architectural Heritage: A Fusion of Cultures, Transformed into Design Inspiration
Panama's rich architectural heritage stems from long-term cultural exchanges, where diverse influences have blended into a unique identity. The materials and textures of traditional architecture have become a key source of inspiration for this project—shaping not only the façade's character but also the interior design of the apartments.
Colors and Materials: A Tribute to Traditional Craftsmanship
The architect adopts a minimalist palette and material system, echoing the dignity and elegance found in local architecture, allowing the new building to naturally integrate into its historical context. Delicate detailing establishes a dialogue between old and new.

PROJECT DESIGN THEORY
Breathing New Life into an Old Building, Creating a New Landmark in the Neighborhood
The propertyowner is a local developer who aims to revitalize the building while preserving its original structure, transforming it into a neighborhood landmark that continues to honor its historical foundation.
The original building has seven floors, with the first floor designated for commercial use and the upper six floors for residential purposes, each floor featuring two 128㎡ apartments. The structure adopts a C-shaped plan, enclosing an inner courtyard in the center, while external corridor-style balconies serve as traffic spaces connecting the units.
Functionally and spatially, design renovation retains the ground-floor commercial space and reconfigures it, while transforming the upper six floors into six residential units per floor, each approximately 70㎡. By meticulously shaping the floor slabs to create balconies and complementing them with large glass windows, doors, and railings, the design enhances thebuilding's transparency, ultimately forming a distinctly new massing image that stands out from the surrounding environment.

The natural beauty of Wave-shaped Balconies+ three-dimensional greenery
Panama's lush streets, ocean, and coastline also nourish the design. The undulating balconiesecho the rhythm of waves, creating private outdoor spaces for each unit. Greenery planted along the balconies strengthens the connection between people and nature, fostering a tranquil living atmosphere. Amidst the bustling city center, it offers a unique living experience.

Shared Public Spaces as Vibrant Hubs
The ground floor retains its commercial use, maintaining continuity with the street, while adding a welcoming reception area for residents. On the rear façade, the design continues the principles of transparency and accessibility. The original courtyard is preserved and transformed into a shared public space for residents, incorporating greenery, flexible lounge areas, a swimming pool, and an outdoor bar.

Reconstruction and Perception of Interior Spaces
Within the existing structural framework, adhering to the concept of "spatial potential activation," the strategy involves open layouts and modular reconfiguration. Embedded lighting fixtures are paired with pendant lamps to expand the space and create warm layers, while matte and high-gloss materials are juxtaposed to enrich visual depth.
