这是项目很特殊,整个小区2007年就建好了,但因为钉子户的原因,剩下两栋楼迟迟没能动工,直到2023年才开始建,2025年9月总算拿出来卖了。这次一共推了108套房源,只有95㎡三房和120㎡四房两种户型,均价5.7万,主力总价500-700万。然而,它的销售表现格外差劲,开盘至今只卖掉2套,综合评级给到D不算冤枉吧。曾经上大一等一的热盘,怎么新房卖成这样?先看区位评级,给到B+,其中地理b+,交通b,配套a,相邻b+。
单看区位,这个项目的表现其实还是偏正向的,因为就现实性的角度看,上大是一个非常宜居的板块,配套设施相当齐全:有轨道交通7号线,有大型商服配套设施,比如26万方的经纬汇,还有非常不错的教育资源,包括公办九年一贯制的上师大附属宝山经纬实验小学和中学,小区中心位置还有市一级的学府涵青幼儿园,送娃上学特别方便。
但凡事都有两面性,成熟度越高,也意味着发展性越差,和南大的蒸蒸日上相比,上大垂垂老矣,在可见的未来这里不会有更新的规划和配套落地。而且在经纬城市绿洲的7个项目里,经纬学府涵青家园处在相对偏远的西北角,这次加推的两栋楼位置还更偏了,距离南陈路站和经纬汇都有约1.3公里,步行得20分钟,对刚需客群很不友好。

再看产品本身,因为整个小区的主体2007年就已经建好了,这就导致它和现在的新盘存在明显的代际差距,完全没有可比性了。小区虽然有2000多户,但当时没做任何的共享空间。其实,在那个时代,这是刚需盘的基操,本无可厚非,只是放到现在,就让这两栋新楼就显得尴尬了,对比新盘在公区上完全失去竞争力。再加上这些年物业维护得不到位,小区里地上无序停车、景观河道都发臭了,居住体验可想而知。

有人可能会问,会所改不了了,外立面、内装总该升级一下吧。这个也别想了。因为开发商经纬早就爆雷了,这次推盘的本质就是“卖楼还债”,能做到保交付就已经不错了,还指望花钱升级产品?所以,这两栋楼的材质标准也是极低的,外立面只用了涂料,内装直接就是毛坯交付。不过,这两栋楼在户型设计上,相比同小区二手房还是有进步的,至少开间进深关系是不错的,95㎡做到了三开间朝南,120㎡做到了四开间朝南。但可惜它没有吃到新的建筑规范的红利,阳台和飘窗的附赠不到位,整体户型效能还是偏低的。
交易评级D
最后交易评级给到D,其中定价d,供需c,竞品d,能力c。
项目5.7万/㎡的均价,看起来和区位是相匹配的,它毕竟处在外环内,和3公里外的南大存在1万块的价差,貌似很合理。但结合产品来看,它虽挂着“新房”名义,其实就是老小区加建的两栋楼,公区、内装都不行,跟同价位的正经新盘根本不是一回事儿。这个定价,客户可以买时代乐章、金茂棠前,预算再多一点,都能买望雲、麓岛这类产品力更强的盘了,有什么理由要买它?说实话,它就不该对标市场上这些新盘,真正能与它形成竞争关系的,应该是同小区的二手房。关键的是这些二手房,有的离地铁和商业更近,也就卖4.3万,它卖5.7万,明显价格定得太高了,也没有了竞争力。所以,我认为这个项目完全不值得买,开盘只卖掉2套也不足为奇了。
